HOME VALUE

As defined by the Condition / Price Matrix, the Suggested List Price determined by a Professionally Adjusted CMA (competitive market analysis) done by Cory Wilks, the following conditions apply: GOLD LEVEL OFFER must be in the Premier OR Luxury market segments. SILVER LEVEL OFFER is for homes with a suggested list price of under $900k in the Classic or Signature market segments.

REASONABLE REQUESTS BY BROKER

Seller agrees to meet for a room-by-room Pre-Listing Consult to determine the best way to show the home prior to listing it for sale. Seller agrees to complete reasonable requests by the Broker to possibly de-clutter, de-personalized, or rearrange furniture as recommended by the Broker. In some cases, there may need to be minor improvements made such as paint touch ups, or handyman type repairs to be completed by the seller prior to listing.

EASY EXIT LISTING AGREEMENT

Legally, we do have to be hired with a written listing agreement, however, Integrity is very important to us, so we always put the pressure to sell on us. After all, that’s what you’re hiring us for. We install in every listing agreement an Easy Exit Listing clause that allows you the right to fire us as your agent if we are not doing our job. All we ask is that you give us 14 days to resolve any issue. If after 14 days the issue is not resolved, you may cancel the listing agreement as long as we are NOT under contract with a buyer to buy the house.

CONDITION OF HOME

As defined by the Condition / Price Matrix, homes with excessive repairs or updates needed are in the Sweat Equity or Investor Only categories and do NOT qualify for the GOLD or SILVER offer.

ZILLOW.COM ZESTIMATE

When we list a home for sale Zillow.com will often update its Zestimate to match our list price. This offer is for homes that have NOT been listed for sale in the last 24 months and is made on the Zillow.com Zestimate BEFORE we list the house for sale, not the updated Zestimate after we list the house for sale.
